A Complex Comprising of Two Identical Houses

General Description
Guide Price: €1,400,000

The two houses are identical in design. Each one covers a total area of some 215 sq.m. On the upper level there is the living room comprised – on an open plan scheme – of a sitting area, a dinning area and a kitchen. The living room offers a bay window and leads to two verandas, one on each side. The view from all positions is really stunning at all times of the day or night. On the same floor there is the master bedroom with its en suite bathroom, and one guest WC. On the lower ground floor level, there are 3 additional bedrooms, one shared bathroom and a storage room.

The complex comprises of two identical houses built in 1995, suitable for summer or winter residence. The properties are connected to all the main utilities and the terraced gardens are formed around the pre-existing olive grove and include shrubs of herbs, flowering plants, flowerbeds and climbing plants. The complex boasts a 5m x 12m swimming pool, shared by both houses. The swimming pool is tiled by ceramic tiles and is equipped with a totally automated quality-of-water system, controlled by a computer. The complex covers approximately an area of 4.990 sq.meters, on the slope of a terraced hill, overlooking the charming and picturesque Greek-neo-classical style town. From there, one has the privilege of a 180-degree view of the Saronique Gulf, from Poros and Moni Island, up to the Isthmus of Corinth far away. Due to the slopping nature of the hill, no neighboring property would ever disturb, even a small part of this view.

Both houses are built on two levels on the slope of the hill. Thus the ground floor, at entrance level, from the mountainside, is the first floor, when seen from the seaside. Similarly the lower ground floor, from the entering level point of view, is a ground floor when seen from the seaside. The terrace doors of this ground floor open to the terrace garden directly.

Altogether, a luxurious property for someone to live with all the commodities, away from the noise of the town, away from Athens, but so close to it, should one wish.

The Location
The property is situated near the old village of Pagoni, in the island of Aegina, renown from Greek mythology and history, ancient as well as recent. Aegina itself is situated some 18 nautical miles south of Athens.

Aegina is reached from the port of Piraeus (the port of Athens) either by ferry, or by Flying Dolphins, a hydrofoil service. The pleasant trip with the Flying Dolphins takes some 35 minutes and there are frequent departures, from 06.00 in the morning till 9.00 at night, even in wintertime, although with fewer departures (10 trips a day). The trip by ferry – in case one wishes to take one’s car to Aegina – could take 55 to 90 minutes, depending on individual ferries – and there are also numerous departures of ferries – ranging from 10 to 15 a day – all year around.

The site is near Aegina town, on a hill, 3 miles away from the centre of the city and it takes one, approximately, five minutes to drive to it by car. The site stands apart from the neighboring properties, the nearest being some three hundred meters away. The atmosphere of the place is serene, calm and thoroughly pleasant.
